The 6120-24 Property
Lichter Realty, Inc. acquired the 21,000 square foot property at 6120-24 N. Pulaski Road in early 2018 after having interest in the property for over three years. With multiple other properties in the neighborhood, the Lichter Team felt this Sauganash-based building would be a great addition to their portfolio.
6120-24 N. Pulaski Road has strong zoning that allows for many different commercial uses, as well as, potential residential development if the market demands it. Beyond the location, the Lichter team was encouraged by the modular layout and flexible, high-cube build of the two structures on site. The property features a beautiful bow-truss structure along with mid-century styling, which makes for strong architecture that further solidifies the property’s attractiveness and value. It is one of the most attractive buildings in the Sauganash sub-market.
When the Lichter team acquired the property, around half of the building was leased by a long-standing workout and gym facility. The other half was quickly leased around the time the sale closed. After the purchase, we went to work taking the vacant space through our tried-and-true remodeling process in order to meet the needs of the incoming tenant. The space was remodeled into an office-and-warehouse, flex space, which now serves as the headquarters for a fast-growing, service-based business in the janitorial maintenance industry. We are pleased to have two, wonderful tenants at the property who continue to add value to the Sauganash community.
